Polished concrete has had a proper resurgence in Singapore’s interior design scene. You see it in Tiong Bahru cafes, co-working spaces, boutique retail shops, and increasingly in landed home renovations where homeowners want an industrial aesthetic that ages well.

But polished concrete is not just an aesthetic choice — it is a maintenance one too. Existing cement floors in older Singapore properties, HDB common areas, and industrial spaces often need professional attention to be usable, presentable, or safe.

Whether you are after a show-stopping polished finish or just want to bring a tired cement floor back to a functional standard, here is what is involved.

 

What Cement Floor Polishing Actually Does

Concrete and cement floors look hard — and they are. But they are also porous. Left unsealed, a cement floor absorbs staining, harbours bacteria, accumulates surface damage, and can become a slip hazard as the surface degrades.

Polishing works by mechanically grinding the surface with progressively finer diamond abrasives. Each pass removes the previous surface texture and scratches, refining the surface until you reach the level of smoothness and reflectivity you want. A sealant applied at the end reduces porosity, improves stain resistance, and locks in the finish.

The result ranges from a matte, slightly textured surface (more industrial, better slip resistance) to a high-gloss mirror finish (more spectacular, requires more maintenance care).

Light Grinding and Sealing — For Floors in Reasonable Condition

If the floor surface is intact but dull, stained, or has accumulated surface damage, we grind lightly with fine diamond abrasives to refresh the surface and remove staining — then apply a fresh penetrating sealer or topical coating.

This is the faster, less disruptive option. Suitable for floors that have been sealed before and are being maintained, or relatively new cement floors that need their first proper finish.

Full Restoration — For Damaged or Heavily Worn Floors

Older cement floors — particularly in Singapore shophouses, industrial units, and pre-80s landed homes — may have extensive cracking, pitting, oil contamination, or surface unevenness that requires more aggressive treatment.

Full restoration starts with coarse diamond grinding to remove the damaged surface layer and level unevenness. Cracks and pits are filled with cementitious filler before the next grinding pass. We then work progressively through finer grits before sealing.

The process exposes the aggregate (gravel) within the concrete at a depth that depends on how aggressively we grind — a design choice that affects the final appearance. More aggregate exposure creates a terrazzo-like look; minimal exposure keeps the surface looking more uniform and grey.

Sealing Options

Penetrating sealer — soaks into the concrete rather than sitting on the surface. Creates a natural, matte finish. Reduces porosity and staining absorption. Requires periodic reapplication but does not peel or flake.

Polyurethane or epoxy topcoat — sits on the surface and creates a protective layer ranging from satin to high-gloss. More robust against staining and chemical contact. Can show scratches over time and may need to be stripped and reapplied when worn. Popular for commercial and hospitality applications.

Burnished finish — very fine polishing without a topcoat, followed by a densifier that chemically hardens the concrete surface. Creates a natural, low-maintenance finish popular in cafe and retail interiors. Requires periodic buffing to maintain sheen.

 

Is Polished Cement Right for Your Space?

Polished concrete is genuinely beautiful and genuinely durable — but it is not for everyone.

The practical realities in Singapore: polished concrete can feel cold underfoot in air-conditioned spaces. It is hard — there is no cushioning whatsoever, which some people find uncomfortable for extended barefoot living. And it is acoustically hard — footsteps ring out more than on vinyl or engineered wood.

For commercial and hospitality spaces where the aesthetic payoff is significant and underfoot comfort is secondary, polished concrete is an excellent choice. For HDB bedrooms and living rooms where daily comfort matters more than design drama, vinyl flooring is probably the more sensible option.

Singapore’s BCA Green Mark certification recognises polished concrete as a low-VOC interior finish when appropriate low-emission sealants are used — relevant for commercial renovation projects pursuing green certification.

 

Keeping It Looking Good After Polishing

Polished cement maintenance is straightforward but different from vinyl:

  • Sweep daily — grit on a polished concrete surface acts as an abrasive that gradually dulls the finish.
  • Damp mop with a pH-neutral cleaner. Acidic cleaners etch the sealant surface.
  • Wipe spills immediately — particularly oil, wine, and coffee on unsealed or lightly sealed surfaces.
  • Re-seal every 1–3 years depending on traffic and sealant type.
